What is the Founding Cohort?
The Founding Cohort File is the complete Landwrit Underwriting File — same engine, same checks, same human review — at the founding price of $224. The pricing applies to Landwrit's first 10 underwriting files across all clients — not 10 per client. Availability is confirmed when you order; when the cohort is filled, the offer is retired and the standard $299 price applies. See the Terms of Service for the full terms.
When does the turnaround clock start?
When your document set is complete. We confirm receipt of your documents and tell you immediately if anything needed for your product is missing. From a complete set: Deal Screens within 24 hours, underwriting files within 48.
What documents do I need to send?
It depends on the product — the full list is on the how-it-works page. Short version: for a Deal Screen, the asking price, site count, occupancy, rents, and proposed financing terms; for an underwriting file, add the rent roll, a trailing-12 or expense statement, and the term sheets for every debt position.
How does the Deal Screen credit work?
If a Deal Screen convinces you the deal deserves a full file, the $39 is credited toward the Landwrit Underwriting File for the same deal only. Credits never apply to a different deal and never stack across multiple screens.
What is the refund policy?
Full refund any time before you submit your deal documents. Once the file has been delivered, the work is done and the fee is not refundable. The complete policy is in the Terms of Service.
What is a Landwrit file not?
It is analytical work product: a mechanical underwriting of the deal exactly as your documents state it. It is not an appraisal, and it is not investment, legal, or tax advice — Landwrit holds no licensure and the file never tells you whether to buy.
It also never invents numbers. If a required input is missing, we ask for it or mark the assumption explicitly.
What happens if my numbers change after delivery?
Every underwriting file includes one revision within 14 days if your inputs change — an updated term sheet, a corrected rent roll, a revised T12. Reply to your delivery email with the new documents.
