Pay. Email your documents. Get the file.

There is no dashboard and no login — the whole engagement happens over email, and the deliverable is a PDF built to be forwarded to your lender and your partners.

  1. Step 1

    Pay

    Choose a product on the pricing page and pay by card. You'll get a receipt by email — that email thread is your entire interface with Landwrit.

  2. Step 2

    Send your documents

    Reply to your receipt, or email hello@landwrit.com, with your deal documents attached and a nickname for the deal. The turnaround clock starts when your document set is complete — we confirm receipt and tell you if anything is missing.

  3. Step 3

    Engine + human review

    Your inputs go into Landwrit's deterministic underwriting engine — pure arithmetic, reproducible line by line. Deterministic checks guard the run — every externally presented number is independently recomputed — and a human reviews the finished file before anything leaves the building.

  4. Step 4

    Delivered

    The finished PDF arrives in your inbox: underwriting files within 48 hours, Deal Screens within 24, measured from a complete document set. One revision within 14 days is included if your inputs change.

02 / What to send

The document set, by product.

For a Deal Screen ($39)

  • Asking price (LOI or listing)
  • Site count and current occupancy
  • Lot rents — a rent roll if you have one, average lot rent if not
  • Operating expenses if known (T12 or a stated annual figure)
  • Proposed financing terms, including any seller carry

For an Underwriting File ($299 / $224 founding cohort)

  • LOI or purchase contract with the price
  • Rent roll (site-level, with occupancy)
  • Trailing-12 or the most recent expense statement
  • Term sheets or proposed debt terms — every position: senior, seller carry, subject-to, wraps, notes
  • Other income detail (utility reimbursements, laundry, fees)

You provide the numbers. We verify and reconcile them.

Landwrit underwrites the deal exactly as your documents state it. Every input in the finished file is cited to the source record you provided, the tie-out arithmetic is shown so each figure can be reproduced by hand, and anything we could not verify against your documents is explicitly marked unverified. Where a stated number crosses a mechanical threshold, the engine raises a flag with the specific diligence step it calls for — before your money goes nonrefundable.

Documents move over email today. If you prefer a different secure transfer method for a sensitive file, say so and we'll arrange one.
